Job Description

JOB SUMMARY

Will carry out all day-to-day responsibilities regarding the maintenance, construction, safety, and repair of all terminals, ensure regulatory compliance for all locations and to have responsibility for all facility lease agreements. Work closely with the terminal managers, finance, labor and safety personnel to ensure that all facility related activities directly support the company’s operations and cost expectations.

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Carry-out plans to keep all facilities in the expected state of maintenance, while ensuring the most cost-effective approach.
  • Conduct periodic site inspections of grounds, facilities, and equipment to determine necessity of repairs or maintenance.
  • Assist in planning, scheduling, and coordinating general maintenance, major repairs, and remodeling or construction projects to maintain and enhance the value, the operating efficiency, and the physical appearance of the property.
  • Solicit and analyze bids from contractors for repairs, renovations, and maintenance to optimize short and long term operating costs while maintaining the integrity of the asset.
  • Onsite supervision of the Facilities Engineer/Coordinator responsibilities.
  • Prepare monthly and annual reports by collecting, analyzing, and summarizing data and trends.
  • Track spending, forecast future needs, identify potential solutions, formulate budgets and present facility repair needs.
  • Research, analyze and recommend potential third-party organizations in assisting Holland in maintaining its properties throughout the system.
  • Coordinate and direct parties, both inside and outside the organization, in ensuring the expected quality of property maintenance.
  • Coordinate and maintain all facility lease related activities along with the Facilities Engineer.
  • Ensure facilities are compliant with current environmental codes and company policies.
  • Remain current and be proactive in understanding and introducing the best practices of the industry.
  • Formulate and present timely, analytical information to support all projects and budget items.

MINIMUM REQUIREMENTS

Eight (8) or more years of practical knowledge and experience in building systems, construction techniques, facility maintenance coordination, contract negotiations, vendor negotiations, and budgeting.

Effective organizational, planning and prioritization skills.

Effective verbal, written and interpersonal communication skills.

PREFERRED QUALIFICATIONS

Two (2) years supervisory experience.

WORKING CONDITIONS

This job operates in a professional office environment indoors. Routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets, and fax machines. Travel requirement is 15%.

PHYSICAL DEMANDS

The position requires the ability to spend long hours sitting or standing while using office equipment and computers. Ability to perform repetitive tasks such as typing and keying. Occasional lifting, pushing/pulling, carrying 10 lbs of supplies and materials is required.
